    Ja sam svoj stan kupio od svoje plaće. Od te bruto plaće država mi je uzela 60% za porez, zdravstveno i mirovinsko osiguranje. Kada sam kupio stan dao sam državi 25% vrijednosti stana za porez na dodanu vrijednost. I sada nakon što sam potpuno opljačkan od strane države još bi mi htjeli uvesti dodatni porez na nekretnine. Pa gdje je kraj?

    The problem is that the World Bank is destroying small banks and forcing them to sell or merge together. In Austria, Raiffeisen bank, Sparkasse bank and Erste bank are merging together. All this is the result of the World Bank wanting to abolish cash payments, the only problem is that transfers from one bank to another bank take a day... The corrupt World Bank here in Austria wants one big computer system where transactions from one bank to another to the bank happen in seconds, not days. The World Bank has Agenda 2025 to easily destroy small banks…

    To be honest...it is interesting to see that now for you Franc is great opportunity .....few weeks ago that was Mesic and now is Franc???And price difference is double....

      Not sure what your point is? There can be different opportunities in varying price points. Just because I said Mesic is a great opportunity that doesn't mean a villa on the island of Hvar can't be a good opportunity at the same time.

      @@Ushuaia-ie2th and we are talking the equivalent of Toyota and Porsche. Franc is a type of project you see in Zagreb every 10 years or so and will become more scarce as these types of locations are limited in quanity for re-development. You are paying the scarcity of a premium product. Inferior projects to Franc are over 7000 euros such as www.mesic-com.hr/projekti/ribnjak/#tab-1 and www.gwt.hr/stanovi/rezidencija-meduliceva-12

      @@JurasPresentations Not so sure that Franc Is premium project by heaving apartments that some of them are within "jumping" distance....My point is that you were interested about Mesic project and it was your high recomandation....than that story was changed with Franc only because you bought it and as it is that become high recomandation.....if you bought Mesic,same would stay as high recomandation.....what I choose is the best....booth project are under construction at same time.......As I see ,you should stay with recomandation you are offering to people or explain why you stop talking about some project with at one stage was top offer???You should check your video which looked liked you are working for Mesic in way how you were talking about.....but heaving said.....you do with you money what you want but to others you should be more objective and not subjective...what I choose is the best......

      I still highly recommend Mesic if your budget is around 4,000 euros per square meter. Did I delete the Mesic video or say anything negative about Mesic in the Franc video? Nope, I think around 4,000 euros Mesic is the best value in Zagreb. How do I explain this to you in another manner. Let me try this. Three years ago my parents needed a car in Croatia so I went to Mazda Karlo in Zagreb and I bought them a new Mazda for 28,000 euros, I think Mazda makes cars that offer a ton of value. One of the cars I personally own is a Tesla Model S (95,000 euros) and I love the car and you can find me talking about my Model S on my RUclips channel and I highly recommend the car to everyone. Does that mean I wouldn't recommend the 28,000 euro Mazda? Absolutely not. If your budget is 28,000 you may want to consider a Mazda and if your budget is 95,000 euro you may want to consider the Model S, both are great cars in their respective segments. Same with Mesic and Franc, I recommend both depending on your budget. If you can't afford 4,000 euros I would even recommend Pioneer Savica at 3,570 euros.

    Kod superkompaktnih stanova arhitekti moraju uzeti u obzir mjerilo čovjeka i minimalne mjere za korisnost prostora i elemenata u prostoru koji daju ograničenja u korištenju istog. Stoga moraju biti osobito oprezni s mjerama prostorija i pozicijama ulaza i prozora, jer primjerice prostori spavaće sobe zahtjevaju pozicioniranje kreveta i mogućnost normalnog obilaska kako bi soba uopće funkcionirala. Mjera kreveta je 205-210cm u dužinu, širine mogu biti razne no za bračni krevet ne može biti uži od 160cm. Ormar s vratima je dubok 62-65cm a zahtjeva 75cm ispred sebe radi korištenja nižih dijelova ormara. Iz ovog širina sobe s dvostrukim krevetom za normalno korištenje je 65 (ormar) + 75 (korištenje ormara) + 160 (krevet) + 60 (pristup krevetu), zajedno 360cm. Kad je ispred ormara krevet može se u nuždi smanjiti prostor ispred ormara na 60cm jer se može do nižih dijelova pristupiti sjedanjem na krevet. Sve ispod tih 345cm širine predstavlja velik problem korištenju sobe. Duljina sobe je 205 (krevet) + 60 (obilazak kreveta) što je 265cm minimalno. Primjer 2 ima 3 sobe s nazivnim dvostrukim krevetom i ormarom, njihove širine su 300, 323 i 312. Znači NITI JEDNA se ne može koristiti pravilno, ormar je nedostupan, čak im se ni vrata (ako su zaokretna) ne mogu otvoriti. Zahtjeva klizna vrata koja dodatno podebljavaju ormar i suzuju sobu. Osim toga ima ulaz u stan na uglu u dugačak hodnik koji presijeca noćni dio od dnevnog. Kupaonica ima kadu na putu do WCa. Provlačite se oko blagovanja do sobe i kupaone. Uglavnom, stan je katastrofa, žao mi je kupca koji će svoj teško stečeni novac potrošiti na ovu prevaru. Stan 1 je tipično rješenje i nema prethodne probleme, no zbog svoje relativno velike dubine i male širine (proizlazi iz cjelokupnog koncepta zgrade) ne može imati 3 sobe. Stoga su dnevni boravak s kuhinjom a i soba dobili više prostora i uredni su, makar je širina sobe rubna. Inače se ne preporučuje odnos dimenzija sobe više od 2:1, a ovdje spavaća soba ima veći omjer. Stan 3 ima dobar raspored i nije ograničen ukupnom širinom koja proizlazi iz koncepta zgrade (i manju dubino, pohvalno). Ulazni hodnik nažalost ima nepotreban problem pozicioniranja tehničkih elemenata (razvodni ormari struje) na poziciju gdje je jedino mjesto za ormar (mogli su biti na drugom mjestu, da su bili na zidu prema kuhinji izbjegava se taj problem). Također mala soba u biti ne može imati kompletno korisni ormar lijevo od vrata zbog toga što ga djelomično pokriva krevet. Stoga se ormar mora smjestiti uz desni zid u nastavku radnog stola uz prozor, što je OK. Sve u svemu, uredan stan.

    Za argument neriješenih zemljišnih knjiga je možda baš porez rješenje koje bi potaklo ljude da isprave svoje zemljišnoknjižne (i obiteljske) odnose. Kad bi došlo porezno rješenje, koje bi teretilo suvlasnike kao solidarne dužnike, sve parcele u Dalmaciji bi bile rješene bolje nego za Austrougarske.

      Agent sam u Kanadi I prodajem puno nekretnine kada ljudi umru i bas ovo! Ako familija uopce ne prica odma kuca ide na prodaju, nema rasprave u familijama I ako su odnosi losi. Zasto? Zato sto odma dolazi porez 1% godisnje I onda jos 1% godisnje na prazne nekretnine tako nikome nije u interesu drzati praznu nekretninu od babe.

      @@JurasPresentations u nasim zemljisnim knjigama jos stoje formulacije iz 1900tih godina na B listu izvatka iz zamljisne knjige " trecem sinu maloga Mate, prvog sina Ante iz Dračevice čija je kuća treća od crkve južno". Svako malo naletim na takav neki biser i dobro me zabavi. Uglavnom, super kanal, pratim podrzavam i samo snimaj dalje, neiscrpna je tema. Danas stigla nova vijest da je prvi put pala prodaja nekretnina u Zg, da su pale cijene isto nesto neznatno, dok je prodaja skupih stanova ( iznad 4000) porasla. Mislis da su se ljudi urazumili? 😂

    Stan broj 2 s 3 spavace sobe je katastrofa jer je prostor oko kreveta blago receno smijesan. Ima u prosjeku 30-40 cm oko kreveta sto nitko normalan ne moze koristiti uopce. Nacrtas fino 100x200 cm krevet i ne varas bzvz ljude da stane bracni krevet kad ne stane. Kupaonica je takoder neupotrebljiva. Sve u svemu stan spavaonica recimo. Za ziviti sigurno nije. Stan broj 1 je prevelik za 1 spavacu sobu. Ali ko ima para neka se pocasti s prostorom. Stan broj 3 je najbolji od ponudenih, ali ni on nije za normalan zivot. 1m ormara u maloj sobi recimo i 1,5 m u velikoj sobi. Nije bas neko cvijece. O orijentaciji mislim da nije bilo govora sto je isto jako bitno zapravo. Strava je sto se sve danas prodaje za jako velike novce. Jasno je meni da pozicija zgrade diktira uglavnom cijenu, ali mi nije jasno zasto se bolji stanovi ne mogu napraviti u zgradi. Za ovo se na arhitekturi gubi potpis

    Pozdrav Marko, Što misliš o kupnji stana na periferiji te okolici grada Zagreba (Zaprešić, Samobor, Podsused, Velika Gorica,Sesvete ...) . Cijene stanova na tim dijelovima su izmedu 2200k - 3000k po m2.

    You might wanna update your video. You're not FULLY tax exempt at a price of $835k!!!! You get a tax break of $8k (based on the old $500k price threshold) applied to the total tax of $14,700 normally payable on a $835k price for a net payable tax of $6700.

    Marko, you didn't sign a full contract (requiring a full payment of 300.000), you signed a pre-contract which is a possibility under Croatian law, and yes, the contractor is allowed to back up form it with a double down payment payoff. Still, this pre-contract allows both the contractor AND the buyer to back off, the buyer would lose that down payment deposit in that case. The same amount as the contractor when he back off. The only way to be sure is to make the full contract and down pay the full amount, but that is of course risky and if the contractor bankrupts for any reason you're in a very problematic spot.

    Marko, sve ste dobro analizirali. Treći stan je neusporedivo bolji od prva dva, sve mu je na mjestu, najveću zamjerku nalazim ne u privatnom hodniku pred 2 spavaće već u širini ulaznog hodnika u sam stan, no to neće umanjiti kvalitetu stanovanja (nakon što su gosti ušli dublje)... Da je arhitekt isprojektirao ulaz u glavni master bedroom uz donje pročelje iz samog dnevnog boravka, izbjegao bi duplu paralelnu komunikaciju (hodnik unutar same sobe uz kupaonicu, a s druge strane pregradnog zida glavna komunikacija u dnevnom boravku). Time je mogao promijeniti unutarnji raspored u glavnoj spavaćoj sobi i dozvoliti širi "hallway" kojeg sam kritizirao prije. Jednu stvar molim, a to je da ne koristite glagol "nacrtati" (draw) već "isprojektirati" (design), jer arhitekti nisu crtači već projektanti ;) Prvi stan je konceptualno promašen, napravljena je kritična greška miješanja dnevnog i noćnog dijela stana, jer je dnevni boravak postavljen najdalje od ulaza i presijeca spavaće blokove. Da je kolega stavio dnevni prostor odnah ispod ulaza (u prostore 1, 9, 4 i 5) a spavaće sobe nastavio nizati (koritio prostor 2 za spavaću sobu), a ima mogućnost za to s rasporedom nosivih zidova, stan bi dobio prolaznu ocjenu (makar ne izvrstan). Ovako je jedinica. Drugi stan ima problem koji prolizlazi iz cjelokupne zgrade odnosno pozicije stubišta naspram dubini stana. Morate proći kroz cijeli spavaći blok da stignete do dnsvnog prostora (ako želite izlaz na terasu i pogled na more). To proizlazi iz investitorove želje za maksimalnim iskorištenjem parcele i lošeg pozicioniranja zgrade i unutarnjeg stubišta. Moglo se donekle mitigirati postavom 2 sobe odmah kod ulaza a ne trošenjem 2m na tehniku na pročelju (?!?) te time proširiti dnevni sklop tj približiti ulazu. Nažalost kupaonice bi svakako ostale s druge strane hodnika, nema tu pomoći. Općenito, stanovi kojima je ulaz s jedne uže strane su problematični i to arhitekt treba maksimalno izbjeći u cjelovitom konceptu zgrade. Stanovi kojima su ulazi blizu sredine su općenito puno bolje rješivi. Zato je stan 2 trebalo bolje isprojektirati, i ako je još u gradnji kupac može izmijenit u bolji, no stan 1 je nepopravljiv.

      Hvala na analizi! I ja sam nesto naucio od vasih komentara. Jedino nisam siguran za ovo sto govoriti o prvom stanu, nebi li master bedroom (ta rjece se vise ne koristi u Americi sada trebamo koristiti "primary bedroom") izgubio privatnost da su vrata iz dnevnog boravka? Recimo ako supruga spava a vi zelite gledati TV vrata su blizu. Ali da slazem se da bi onda raspored primary bedrooma bio bolji. Sljedece sljedi video za stanove od 50 do 70 m i i to ce biti najzanimljivija kategorija do sada, nadam se da ce te pogledati i dati svoja misljenja/komentar.

    Uočeno je vrijedno pažnje, no ni jedan stan nije vrh, posebno za cijenu po m2. Uglavnom zajedničko svim primjerima iako nisu svi isti nivo organizacije prostora je vrlo loše riješene cirkulacije u prostoru, pa i nametanje organizacije, a u stvari jasno se vidi da su svi prostori i u zadnjem primjeru koji je najbolji od prikazanih trendovski. Za same stanove takove veličine trebaju postojati i garaža i prostrano spremište van stana. Kupatila su tragična, uglavnom sva. Zadnji stan je bolji od prva dva primjera jedino jer je ekonomičnija raspodjela prostora po kvadraturi.       Ja sam arhitekt i projektiram prvenstveno stambene zgrade i obiteljske kuće, i dosad imam samo zadovoljne klijente koji ponovno dolaze kod nas za nove projekte. Gospodin je vrlo dobro analizirao prikazane stanove obzirom na tlorise unutar zgrade, čak je i zadnjem stanu pokazao felingu s blagovanjem i dodao da se to ispravlja otokom u kuhinji za svakodnevno korištenje. Prva dva stana, a pogotovo prvi, su katastrofalni. Treći bi zadovoljio svakog normalnog korisnika (normalno koristim za ne visoko zahtjevne korisnike). Ako to svoje razumijevanje stanova koristi i kad vodi posao između prodavača i kupca, svaka mu čast, jer em potencijalnom kupcu koji često ne razumije tloris može objasniti koji mu je stan bolji/povoljniji, tako i potencijalnom prodavaču može objasniti zašto bi trebao sniziti traženu cijenu (u odnosu na drugi bolje projektiran stan).

    Fantastic work Marko. You're absolutely right about this employing dead weight people with useless cushy jobs. The government has existing inspectors for each respective trade to ensure all work is done to code. Building inspectors, plumbing inspectors, electrical inspectors, etc. When they do their inspections and an issue is found, that issue has has to be resolved before they will let the work be passed. Another similar department is the ALC (Agricultural Land Commission). What a useless department. It's outlived it's purpose. Another group of people with useless cushy jobs. The absurb ridiculous regulations they create and enforce are sickening. Complete draconian regulations that must have been born from a communistic institution. How do I know? I've had a personal experience with them. Which was completely sickening and totally negative. Both of of these departments should cease to exist and save the B.C. taxpayers a lot of money. No wonder a lot of B.C. residents are packing up and moving to Alberta. A lot fewer restrictions and lower taxes too.

      Taj hodnik ima 2 m2 ali nebi rekao da je bas taj hodnik 100% katastropha. Kao prvo ima palo privatnosti do private kupaonice ako spavas skupa sa suprogom u glavnoj sobi i isto napravi za bolju privatnost za cjelu sobu od kuhinje/dnevnog boravka. Isto hodnik na tlocrtu izgleda malu duzi nego sto je zato sto je nacrtan ormar.

    I'm sorry but you are sorely mistaken of the situation in Croatia and you've made assumptions that many are in the anecdotal situations you described. Moreover, the economy of Croatia is nothing like that of Canada. Croatia desperately needs growth and job creation. Construction is an industry that had been stagnant in Croatia and is only now in a growing phase, the last thing Croatia's economy needs is to slow it. Not to mention a property tax will greatly impact the revenue streams of a large portion of people as the economy is very much reliant on tourism. Many second properties are in less populated areas of the country where population density is not an issue, and neither are real estate prices. You will essentially cull all domestic tourism with such a tax. Essentially, what you're implying is that only the top percent should be deemed worthy of owning a property, as the rest are forced to sell or rent in order to sustain ourselves. We will all be renting until our last breath. The grandmother you mentioned who you say should be priced out, she wanted to leave something for her grandchild. That grandchild is now yet another point in the demand sector of what you say is an exhausted supply chain. You say to cut demand instead of advocated for increasing supply and in doing so encouraging job creation and economic growth.

      Do you think 25% VAT is good for job creation? Do you think rich foreigners buying property in Croatia and paying no tax is a positive for the economy? Have you been to Zagreb recently to see what is actually going on on the ground? Young Croatians are leaving the country and we are replacing them with foreigners and eventually we will lose our cultural fabric as Croatians.

      @@JurasPresentations no, 25% VAT is also ridiculous and should be lowered. Rich foreigners are actually quite good for job creation so thank you for coming here and spending money. Please buy local as much as you can. I'm very well aware of the situation in zagreb and the last thing students or average wage earners need is a hike in rental prices due to a tax that only benefits people like yourself with money to spare. (No offence, you're of course as welcome as anyone but it is true that you can't compare your situation to the average Croatian). Young people are not leaving due to property. In fact, young people are only staying and returning due to property. This is exactly the point I was making earlier, before this real estate boom, construction was dead. This has created many jobs to enable more youth to stay and enter working class industries. We, for the first time actually have surplus demand for workers in certain industries that no one studied a decade ago because it was considered useless in the country - another reason for the influx of foreign employees. If you want more people to leave then yes, by all means increase taxes, and make sure that no average person besides a wealthy foreigner can own a home. Young people leave due to low wages, we have many foreign workers because we can pay them low wages (they aren't coming to work here for affordable property) while the local workforce is becoming far more picky about their place of employment. If you care to fix that, yes, support a lower VAT and encourage more consumer confidence but also don't support additional taxes such as property tax which essentially redirects home ownership to the government that you admit is corrupt while the richest among us and abroad outprice locals. This also further transfers the tourism industry overseas and leaks more value out of Croatia's economy

      If we are going to lower VAT where will the tax revenue come from? If property tax was introduced rents would actually decrease, not increase. As for me I am not spending any money in Croatia. I own properties in Zagreb and Zadar and Brac where I pay no taxes. I drive a Tesla so I don’t pay tax on gas. I don’t stay at hotels in Croatia as I have my own properties.A poor worker at Konzum is paying a lot more tax than I am. As for me buying new construction and jobs, every time I walk by a construction site in Zagreb it is full of foreign workers. Please find me a skilled construction worker in Croatia that has no job or can't find a job. You argument is we should allow foreigners to buy and that is somehow good as the result is import of foreign workers?

      @@JurasPresentations You're beginning to contradict yourself. Let me explain: You need to lower VAT to encourage spending. A higher level of spending will in turn result in more tax revenue that is otherwise lost as people are (quite literally) hiding money under the mattress. Besides, not all losses in tax revenue need to be immediately offset by other sources of tax revenue. As for you, this isn't exactly something to brag about. If you feel the need to donate money to the Croatian government, please do so at your own leisure and do not ruin the lives of local citizens by advocating for livelihood damaging taxes. As for your properties. If you put them up for rent, you will pay taxes. If you do not, at least you have paid your part for the construction and all agencies/employees involved. Property taxes are always transferred onto the renter. They never reduce the cost of living or the price of property. I cannot fathom why you would assume otherwise. Perhaps there is an indirect precedent in Canada where you live, which I find difficult to believe but I assure you that this is not a common occurrence. The argument that a higher supply of rental properties will decrease rental prices is false. As this issue prices normal people from home ownership and those empty apartments owned by foreigners such as yourself will not be forced to rent since you can afford the tax. All youre doing is increasing demand for rental properties while the changes to supply will remain minuscule. The existing rental properties will also sky-rocket in price as renters are sure to increase prices beyond their increased costs. If you hadn't noticed, used Croatian properties will stubbornly remain priced as high as new properties. That's the culture youre dealing with. It isn't comparable to the US, Canada or Australia. If you drive a Tesla on the motorway, you'll pay. You pay for electricity. You pay for tyres, registration, insurance and all other associated costs. Well said, a poor konzum worker is paying enough tax, and they do not deserve to lose their property because people who earn money oversea's wish to lower real estate demand and make their life easier since their salary can afford to cover property tax without much issue. As I've explained earlier, and this is where you contradict yourself, the reason you see foreign workers on construction is because a decade ago construction was stagnant in Croatia and schools were not admitting many students / many students strayed from construction related courses as their weren't many job opportunities available. Now, that the industry is thankfully growing, and should absolutely not be slowed, we finally have a situation where the demand for workers is higher than our local supply and thus foreign employees are used. But we also have more students in related courses than before and this issue will balance long term. Another reason for so many foreign workers is that they're simply cheaper for employers to implement as the government uses that tax revenue which youre worried about to subsidise businesses in supplying their workforce with foreign employees.

      I am not going to bother arguing with anymore as you clearly don't have a good grasp of economics, but fortunately for me that's a good thing as it means that I will unlikely pay any taxes in my lifetime in Croatia while I make millions of euros of dead capital appreciating while contributing nothing to the economy. Those less fortunate than me will leave the country but that is okay, I'll have people from Nepal to serve me at Konzum :) It is mind boggling that someone thinks rich foreigners buying property and leaving it vacant is any shape way or form positive for the country 😀btw, Zagreb to Zadar costs me 4.50 euros in electricity. I don't spend enough money on electricity to even keep the grid maintained to all my properties in Croatia.

    Solid appartment the price is not bad. I was looking in Croatia for a property but it's way overpriced and very hard to resell and the Roi is pretty bad. So I invested in Dubai Jvc 12% is my Roi as my friend bough a place in Split the Roi is terrible! You got a pretty good deal in my opinion Croatia is a nice place.

    Other side of the coin - I got an arts degree and later a teacher's degree and used them to go overseas, where I was able to travel Asia, work at jobs I liked, build a resume that is benefiting me now, and enjoy free rent while saving up the 20% I needed to get into my first unit. It is interesting to hear of people's paths to navigating the tough Island real estate and social world. Quality video, Marko and Rulon.

    Pogledajte malo trezvenije i upotrijebite logiku. U zemlji je korupcija upropastila sve pa tako i tržište nekretnina. Svak bi prodao kuću za milijun a ne razmišlja gdje će mu njegova djeca i druge mlađe obitelji živjeti i kako će doći do nekretnine koju mogu platiti, visina plaća to nikako ne prati. Porez na drugu i praznu nekretninu je opravdan i neophodan. Što prije to bolje.

      Točno. To često nije prikazano uz tlorise (primjerice ovdje je samo u tlorisu 2 prikazana oznaka sjevera), a strane svijeta i osvjetljenje mogu i najbolji stan pretvoriti u mračnu rupu.

    Dobar video i zanimljiv osvrt i primjeri. Samo naprid sa ostalim kvadraturama. Inače svaka čast investitoru ako uspije prodat onaj sa hodnikom od cca 240k €. Po cijenama kvadrata vidi se da je ecb/fed eksperiment uspio i da su uspili pretvorit 200 u 100€ u 4g.

    Odličan sadržaj, odlično i razumljivo objašnjeno. Pratim scenu i pitam se, ljudi jeli to moguće?? Cijena kvadrata 6-8k€ a sobe ka u apartmanima u Dalmaciji, taman stane krevet i nešto ormara…. tko im radi nacrte triba poć na par update-a… I ja sam za serial do garsonjere i obiteljskih kuća.     Loš tlocrt je na primjer kada se stavi kupaonica u sredinu stana da nema prozor nego ventilacijsku cijev, to je loše i to imaš u jednom tlocrtu u ovom videu.

      Kvalitetne zgrade imaju izmjenu zraka u stanu I kupaonicama 24/7, ali slazem se bolje imati prozor nego ne.
